the current market, or a tough Vendor it has not sold.
Worse still, the listing is about to run out and the Vendor
has given you a clear signal that they are either listing
with another Agency, going to try and sell it privately, or
are taking it off the market altogether - maybe even rent
it out.
What's the cost of a lost listing, and who carries the
can?
So, the facts are that with all the time and effort that you
have put in to this listing will in fact have been a real
cost to you in monetary terms. Call it operating expenses,
call it the cost of doing business, call it over-heads. Regardless
of the term, your hard earned money has come out of your pocket,
not your Agency's.
For a moment, just think about the financial cost of all
those hours spent preparing, attending open homes, cellphone
expenses, vehicle costs, cards and stationery, clothing, sundry
expenses, and shoe leather. A simple calculation would easily
mount up to several $100's of dollars for each listing. What's
more, your Agency isn't in the gun for those costs - you are.
The moment that Listing expires is the moment that those
costs can never be recovered by you for this Listing.
That's $100's of your dollars down the drain

On the pragmatic, business side you have spent valuable time
with them, plus time on the phone, and a little more time
getting all the information together, and a little more time
making applications and pleading their case to various lenders.
And time is money! Unfortunately all to no avail, as the application
will be declined and you will never get a fee. So, you will
never recover any of the costs associated with all the time
and effort you have invested to date.

1. Helping a friend own their own home
Are you interested in helping a friend, or colleague own
their own home?
Maybe someone close has expressed a dream of being a home
owner. They might even have tried to buy a house but couldn't
get a mortgage from a bank; or maybe they tried to get pre-approval
for a mortgage but were knocked back.
Let them know about us, and ask them to put your name and
contact details on their Application Form (or you could contact
us direct). In the event that they take out an option to purchase
a property from us we will happily send you a cheque for $500
dollars.
2. Helping a friend sell their house and solve their problems
Who do you know who can't get on with their life because
they can't sell their house?
A good lead for us is someone who wants to sell their house
for whatsoever reason. They have probably had it on the market
for a while, but haven't sold it as yet. Now they are getting
nervous and are even talking about taking it off the market
and renting the house out. In essence they need to take some
form of action - sooner rather than later.
They are probably on the move to another part of the country,
or maybe emigrating abroad. But the big stumbling block is
that their house just won't sell; or the only way that it
will sell is if they were to take an absolute bath on the
price.
We believe that we can provide a win-win solution for your
friend, so they end up with someone who is qualified to look
after their property and ultimately pay a fair price when
it is sold.
Let them know about us, and ask them to mention your name
and contact details as the referrer (or you can contact us
direct). In the event that we complete a successful lease
with an option to purchase their property we will happily
send you a cheque for $500 dollars.
3. What about giving this fee to a worthy cause?
If someone helped you to reach the biggest goal in your
life, or helped you solve a major problem, would you mind
if they earned a small fee? - I know I wouldn't.
If you are going to refer someone to us, our advice would
be to let them know up front that you will receive a small
payment for helping them to realise their dream, or solve
their problem.
This is money that no one else but you can ever earn, because
without your knowledge and help this proposal would never
otherwise happen.
You can feel very proud that you stepped in and made it happen.
Those friends are either going to have their amazing dream
come true, or they are going to have a huge head-ache cured;
and neither of these outcomes would have happened without
your help.
